1. About Us — License Disclosure
E&E Funding Inc is a mortgage broker registered with the Nationwide Multistate Licensing System & Registry under NMLS #817485 / #2675288. We act as intermediaries between you and mortgage lenders; we are not a direct lender and do not make final credit approval decisions.
We hold active licenses in the following states: Georgia · Florida · Texas · Colorado. Our license can be verified at nmlsconsumeraccess.org.
2. Informational Nature of the Site — Not an Offer of Credit
All information published on this site regarding interest rates, loan programs, eligibility requirements, and estimated payments is provided for informational and guidance purposes only. Such information:
- Is subject to change without notice
- Does not constitute a formal offer of credit under the Truth in Lending Act (TILA, 15 U.S.C. § 1601)
- Does not imply pre-approval or a loan commitment
- The rates shown are illustrative examples and may not reflect your specific situation
All loans are subject to: credit approval, verification of income and employment, property appraisal, and compliance with the criteria of the lender and government agencies (FHA, Fannie Mae, Freddie Mac, VA, USDA, as applicable).
3. Compliance with Federal Housing and Credit Laws
- Equal Credit Opportunity Act (ECOA / Reg B): We do not discriminate on the basis of race, color, religion, national origin, sex, marital status, age, or because part of your income comes from public assistance programs.
- Fair Housing Act (FHA of 1968): Equal Housing Lender. It is illegal to discriminate in housing finance based on race, color, national origin, religion, sex, family status, or disability.
- Real Estate Settlement Procedures Act (RESPA): We will provide a Loan Estimate within 3 business days of receiving your complete application and a Closing Disclosure at least 3 business days before closing.
- Truth in Lending Act (TILA / Reg Z): We will disclose the total cost of credit, including the Annual Percentage Rate (APR), in all required loan documents.
- Home Mortgage Disclosure Act (HMDA): We may be required to collect and report demographic data related to mortgage applications.
- Fair Credit Reporting Act (FCRA): We will request your credit history only with your express written authorization. You have the right to know if your application was denied based on credit information.
- Servicemembers Civil Relief Act (SCRA): Active members of the U.S. armed forces may have additional rights under the SCRA, including protections regarding interest rates and foreclosures. Contact us to learn how we can assist you.
4. Prohibition on Improper Payments — RESPA Section 8
Pursuant to Section 8 of RESPA (12 U.S.C. § 2607), E&E Funding Inc. does not accept or pay commissions, bonuses, fees, or other compensation in exchange for the referral of mortgage business to any lender, appraiser, title insurer, closing company, or other closing service provider. Any compensation we receive will be disclosed in the Loan Estimate and Closing Disclosure as required by law.
E&E Funding Inc also has no Affiliated Business Arrangements with title, appraisal, or insurance companies that require the customer to use their services.
5. Geographic Eligibility
Our services are available only for properties located in and applicants residing in: Georgia, Florida, Texas, and Colorado. Use of this site from other states does not imply availability of services in those locations.
6. Broker Fees and Anti-Steering
As a mortgage broker, we may receive compensation from the lender (Lender Paid Compensation) or the borrower (Borrower Paid Compensation), but never from both in the same transaction, in accordance with Reg Z (12 CFR § 1026.36). This compensation will be disclosed in the Loan Estimate and the Closing Disclosure. We will never charge undisclosed fees.
In accordance with the anti-steering requirement of Reg Z (12 CFR § 1026.36(e)), we will present you with loan options that represent the most favorable products available to you, without steering you toward products that generate higher compensation for the broker at the expense of your interests.
E&E Funding Inc does not charge fees for the initial contact or for an informational consultation through this site.
7. Consent to Communication (TCPA)
By submitting any form on this website, you expressly consent to E&E Funding Inc and its authorized representatives contacting you via:
- Phone calls, including pre-recorded calls or calls made using automatic dialing systems (autodialers), to the phone number you provide
- Text messages (SMS/MMS) to the mobile number you provide
- Email to the address you provide
This consent is provided pursuant to the Telephone Consumer Protection Act (TCPA, 47 U.S.C. § 227) and is not a condition of purchase or contract for any product or service. Your carrier’s messaging and data rates may apply.

8. Electronic Consent (E-SIGN)
By completing and submitting forms on this site, you consent to receive documents and communications electronically, in accordance with the Electronic Signatures in Global and National Commerce Act (E-SIGN Act, 15 U.S.C. § 7001). This consent has the same legal validity as a handwritten signature. You may request paper versions of any document by contacting us directly.
9. Acceptable Use of the Site
You agree not to:
- Provide false, misleading, or fraudulent information on contact or application forms
- Attempt to gain unauthorized access to the Site’s systems, data, or accounts
- Use automated tools to extract content from the site (scraping) without written authorization
- Reproduce, distribute, or create derivative works of the content without prior written permission
- Use the site in a manner that violates the rights of third parties or applicable laws
10. Intellectual Property
All content on this site—including text, logos, graphics, design, photographs, and code—is the property of E&E Funding Inc. or its authorized suppliers and is protected by the Copyright Act (17 U.S.C. § 101 et seq.) and applicable international treaties. Reproduction without prior written authorization is prohibited.
11. Disclaimer and Limitation of Liability
This site is provided “as is” and “as available.” E&E Funding Inc does not warrant that the information is complete, current, or error-free. In no event shall E&E Funding Inc, its officers, employees, or agents be liable for any direct, indirect, incidental, special, consequential, or punitive damages arising out of: (a) the use or inability to use this site; (b) errors or omissions in the content; or (c) any action taken based on the information published.
12. Indemnification
You agree to defend, indemnify, and hold harmless E&E Funding Inc, its officers, employees, and agents, from and against any claims, damages, obligations, losses, liabilities, costs, or debts, and expenses (including attorneys’ fees) arising from: (a) your use of the site in violation of these Terms; (b) your infringement of third-party rights; or (c) false information you provide through the Site.

The handling of your personal information is governed by our Privacy Policy, which forms an integral and inseparable part of these Terms.

This Site may contain links to third-party sites. E&E Funding Inc does not control and is not responsible for the content, privacy policies, or practices of such sites. We recommend that you review their terms before using them.
15. Modifications
We reserve the right to modify these Terms at any time. Changes will take effect upon posting. Your continued use of the site following the posting of changes constitutes your acceptance of the new terms.
16. General Provisions
- Severability: If any provision of these Terms is held to be invalid or unenforceable by a court of competent jurisdiction, the remaining provisions shall remain in full force and effect.
- Waiver: The failure of E&E Funding Inc. to exercise any right or provision of these Terms shall not constitute a waiver of such right or provision.
- Entire Agreement: These Terms, together with the Privacy Policy, constitute the entire agreement between you and E&E Funding Inc regarding the use of this website, and supersede any prior agreements regarding the same subject matter.
- Assignment: You may not assign your rights or obligations under these Terms without the prior written consent of E&E Funding Inc.
17. Governing Law and Jurisdiction
These Terms are governed by the laws of the State of Georgia, U.S., without prejudice to applicable federal laws. For any dispute arising from the use of this site, the parties submit to the exclusive jurisdiction of the state and federal courts of Gwinnett County, Georgia. This clause does not affect any non-waivable rights you may have under the laws of your state of residence.
